I am so impressed. Tyler has already made the press.

Today he is 7 days old. My parents came to visit for the week and Sarah’s parents came in last night to spend some time with the little fella.  I might take everyone fishing later or tomorrow on my boat.

I’ve had alot of people ask me about marketing properties on Craigslist since my last blog post.  It is very effective in this market.  The key is keeping your ad at the top of the site consistently.

There are a couple of tricks to doing this because the people at craigslist do not allow you to post your ad more that once in a 48 hour period. They monitor it with robots to make sure people are not abusing the site.

A friend of mine has figured out how to trick craigslist at their own game. He is teaching me all about how to do it. I will let you know what I find out as soon as I’m up to speed.

He’s able to post his ad as many times as he wants everydayso its stays at the top of the site. the ads at the top of the site get the most views and the most clicks. This is critical to getting more people to visit your site to build your buyers list while selling your houses fast through one of the best marketing mediums we have available today. What I don’t like is that it takes time out of your day to post these ads. and even more importantly remembering to post these ads. That’s the downside. In order for it to be effective, you have to consistently post these ads throughout the day so you get the most amount of hits to your site.
My Frein toldf me he has a way that he automatically posts these ads on craiglsist without having to do it himself and without getting his ad banned by craigslist. I can’t wait to pick his brain on how he does this. I will give you all of this info as soon as I find out.

I’ve been running classified ads since I was 12. My Sister, Christa, always reminds me that I would upgrade my toys. What she means is this. I would get toys for Christmas or something and after I was done with the toy, instead of leaving it alone for my parents to throw it away or hand it down to one of my younger cousins, I would run a classified ad in the WantAdvertiser, the local classified ad weekly newspaper where I lived in Boston.

I would find a buyer for my toy and I would take the money I got from the old toy and put it towards a newer “upgraded” toy. I would take that money and combine it with the money I was making with my paper route, car detailing business or snowblowing business and get myself something that I wanted.

I just find it interesting how my sister keeps reminding me of this. This stood out to her as one of the skills that I developed early on.

Now, I use that same strategy at a whole new level for selling houses with classified ads on the Internet. We didn’t have Internet back them like we have it now. We are very fortunate for all of the marketing outlets the Internet provides us now for selling houses.

In fact, I am in the middle of creating a Luxury Home Website to sell Luxury Home Short Sales to Affluent Foreign Investors. Foreign investors are buying everything they can in the US right now because of the strength of the dollar. Its pretty easy to find contractors to give you estimates these days because they aren’t very busy and they need work $$$.

First, you need to go and look in the places these guys would advertise to get new clients.

The obvious places are:

The yellow pages

The Newspaper

Your Free Weekly newspaper (Pennysaver, Thrifty Nickel, The Flyer, etc)

The not so obvious place to look is Craiglist.org

Go to Craiglslist and click on

Your State

And

Your City

Then click on Services

(this is also a great place to find people to help you with your deals ie: House cleaners, painters, handymen, sign hangers for your for sale signs, etc)

You will see many services here and you’ll find contractors advertising for new clients.

You are their next New Client.

Pick a few ads you like and call them to setup an appointment to give you an estimate.

Make sure you tell them you want to update the house to make it look like it’s in “like new” condition. Tell them to find anything they can that’s wrong with the house and make a big deal out of it.

There are 2 ways to handle paying a contractor for the estimate.

Option A

You can be cheap and try to get the estimate for free pretending that you are actually going to use them to do that work. (you are not). This will result in a very short relationship and you will be looking for a new contractor soon.

A Contractor is not going to continue to give you free estimates without ever be awarding any of the jobs.

Option B

Or you can establish a long term relationship with the Contractor, tell them exactly why you need the estimate and that you want it to come in on the high side and Negotiate a flat fee for providing the estimate every time you need one. This will make your life so much easier by having a contractor on your team you can rely on to get these done for you when you need them done quickly.

I recommend you go with Option B

The licensed contractor estimate is a critical part of your short sale package and your BPO package.

Just get it done and you will be happen with the results of your short sales.

High-End Foreclosures Rising Among Top Tier Homes

Until now, the foreclosure crisis was confined to a narrow niche of middle-class urban communities and outer-rim new housing developments where first-time homeowners and real estate speculators benefited briefly from favorable financing.

But increasingly there are signs that the foreclosure problem is spilling over into wealthier areas, where prime borrowers — and even high-end real estate developers — are rapidly falling behind on their construction loans, mortgage payments, property taxes, auto loans and credit cards at an alarmingly fast pace, according to industry analysts, economists and real estate brokers.

Jack McCabe, a real estate consultant in Deerfield Beach, Fla., said there will be more troubles for upscale flippers, high-end prime borrowers, developers and lenders.

“Upscale foreclosures are a growing trend,” said McCabe, pointing to the overflow of some 30,000 unsold beachfront Miami condominiums. “The wealthy are not insulated from foreclosures. In a lot of the bubble markets — like Miami, Palm Beach, San Diego, Las Vegas, Orange County and the Inland Empire in California — we are going to see an increase in the number of high-end foreclosures in relatively wealthy communities. This is just the tip of the iceberg.”

McCabe believes that delinquencies and defaults will rise not only among subprime borrowers, but among prime mortgages, Alt-A loans, teaser rate loans and low money-down loans as well, forcing homes valued at more than $750,000 into foreclosure. The rising trend of prime delinquencies among the wealthy poses a new threat to a battered housing market, which McCabe and others specialists claim is in a recession or heading towards one.

“The next two years are going to be pretty ugly in South Florida,” predicted McCabe, saying that Florida real estate will drop by another 10 to 15 percent in 2009 and the market will flatten by 2010.

With so many foreclosures across the nation, the mortgage mess is finally hitting the rich and the ultra rich luxury real estate markets. Seven-figure foreclosures — once a rarity in 2007 — are starting to pop up with more frequency in some of the wealthiest communities nationwide. Already, there’s a glut of McMansions in the $500,000 to $1 million range that have been foreclosed by lenders — and many more are falling into foreclosure, according to an analysis of RealtyTrac foreclosure records in 2006 and 2007 (see graphic).

Even in the Hamptons?
In many popular coastal areas, the inventory of high-end foreclosures has swelled, putting additional pressure on home prices and inventories. Along the Long Island shore, John Brady, an agent in the East Hampton area of Long Island, N.Y., trolls the upper-end of the foreclosure train wreck, searching for million-dollar bank-owned listings.

“The high-end housing market is not immune to foreclosure,” said Brady, who handles bank-owned foreclosure listings. “Rich people lose their home to foreclosure too. But they prefer to lose their second home rather than their first home.”

Brady confirmed McCabe’s statements, claiming that a growing number of high-end Hampton homes are falling into foreclosure — although the analysis of foreclosure data from RealtyTrac shows New York foreclosure properties in the $500,000 to $1 million range increased just 7 percent in 2007, and New York foreclosure properties valued at more than $1 million actually decreased 24 percent.

Brady said the owners of high-end Hampton foreclosures tend to be “people who kept pulling money out of their houses for their business, using equity in their second homes to pay business debt, credit cards, buy cars, go on trips.” They used their homes, he said, to get cash and kept pulling equity out.

Defaulting on Desert Dream Homes
No state has been hit harder by the foreclosure crisis than Nevada. In Clark County, Nev., where Las Vegas rises in the desert sun, the metro area saw 4.2 percent of its homes enter foreclosure in 2007, with 59,983 foreclosure filings on 30,375 properties. That was up 169 percent over 2006. Sin City had the third highest foreclosure rate in the nation among the top 100 metropolitan areas, according to RealtyTrac.

In January, properties entering some stage of foreclosure in Las Vegas outnumbered the sales of new and existing homes for the first time, according to a comparison of RealtyTrac foreclosure data and sales data. And many of the Las Vegas properties in foreclosure are in upscale communities.

Consider the San Niccolo neighborhood, in one of the Las Vegas Valley’s newest master-planned communities, where two summers ago 3,000 square-foot homes were selling for $690,000. Today, a third of the 300 homes are for sale and investors can now scoop up many of the vacant bank-owned properties for $450,000.

In California’s Orange County, around a quarter of the listings are either foreclosed properties owned by lenders or properties owned by people trying to do “short sales” or sell for less than the amount they owe the bank, according to several agents.

“As far as condos go, about one out of every six condominiums listed in Orange County last year were either a short sale or a foreclosure,” says Veronica Hicks, a real estate broker in Newport Beach, Calif., who is marketing a luxury high-rise condominium unit in foreclosure for the price range of $950,000 to $1,150,000. “Today, that’s stepped up to one out of every 4.5 condo units.”

She expects more condo units will be foreclosed in the coming months. “I have one client that’s just going to give their unit back to the bank. It would cost them $200,000 to dig themselves out of debt. They don’t care if their credit is ruined.”

Trouble in Tinsel Town
Even in Hollywood, where celebrities trade houses like stocks, moving into large estates when their careers rise and scaling back when their fortunes fall, homeowners are not immune to life’s ups and downs. Compounding the risk for the rich is the nature of homebuyers at the higher end of the housing market, says Joyce Essex, a luxury-home real estate agent in Beverly Hills, Calif.

“High-end foreclosures are definitely increasing and as time goes on we’re going to see more,” predicted Essex. “It’s working its way to the Westside. The Westside is always last to get hit.”

Foreclosures are still rare, however, in Santa Barbara, Calif., an exclusive beachfront community and one of America’s wealthiest cities.

Steve Epstein, a Coldwell Banker agent in Santa Barbara, cast skepticism on the notion that Santa Barbara’s upper-crust were falling into foreclosure. “We have precious little foreclosures here,” he said.

Maricopa’s Millionaire Mortgage Meltdown
If Beverly Hills and Santa Barbara are too pricey, deals may be had in several other playgrounds of the rich and famous. Elsewhere, in markets where an explosion of cookie-cutter McMansions sprouted in the exurbs, there is a growing inventory of high-end foreclosures.

In some of Phoenix’s priciest neighborhoods — including Scottsdale, Paradise Valley and Chandler — high-end foreclosures are starting to pile up. Along the fringes of Maricopa County, about 13,000 homes are in foreclosure, more than six times the number two years ago. Homebuilders in Arizona, whose lavish incentives haven’t attracted buyers in the slumping market, are turning to the auction block as a last resort to sell empty houses, said R.L. Brown, publisher of the Phoenix Housing Market Letter.

“That’s an indicator of the stress on the upper end of the market,” said Brown. “Foreclosures are occurring across the spectrum because people are overextended financially. It was quite common a few years ago to buy a new home in a master-planned community and then buy three or four more as investment properties. Those buyers are upside down now and are just walking away.”

“The good news in all this is that now is good to time to bottom fish and buy in Arizona for a solidly financed individual,” added Brown, who is bullish on the Arizona housing market. “The investor that buys here and can hold it for three years or more is going to be rich.”

Brian Gaffney, a luxury home real estate agent in Scottsdale, Ariz., said the Valley is experiencing a “huge increase” in foreclosure homes priced in the $500,000 to $1 million range. But he said the upper reaches of the market are holding firm.

“You don’t see a lot of Scottsdale homes over $1 million dollars going into foreclosure,” said Gaffney. “But occasionally we’ll see people who shouldn’t have bought a million dollar home who are losing it to foreclosure.”

Beachfront Bubble Bursts
In Florida’s Treasure Coast, buyers for Palm Beach oceanfront properties are some of the wealthiest people in the world. Ever since the 1920s, when the Vanderbilts and Biltmores built palatial winter estates on the sunny beaches of South Florida, northern snowbirds have flocked southward to Florida.

“I’m working with several foreign buyers right now,” said Deborah Magraw, a Palm Beach, Fla. agent who is currently representing buyers from Germany, Canada and Spain. “One buyer is looking for Palm Beach foreclosures priced between a $1.5 million and $2.5 million.”

Magraw, who sells bank-owned properties in the upscale communities of Wellington and West Palm Beach, Fla., said the trend of expensive homes falling into foreclosure has accelerated the past year, and she estimates that their are 80 high-end Palm Beach properties that are in foreclosure.

Consider Veronica Hearst, the widow of Randolph Hearst and stepmother of 1970s kidnap victim Patty Hearst, whose 52-room oceanfront mansion in Palm Beach, Fla. just recently went up for auction and sold back to the foreclosing lender for $22 million.

The Hearst foreclosure is an extreme example showing that high-end foreclosures are a growing trend.

“It’s going to be nasty,” warned McCabe. “The subprime was only the tip of the iceberg.”

You do this by capturing your prospect’s information generated from your marketing when they visit your website and and when they call you.

2. The next thing you do is get the house cleaned up and ready to show. This should only be done after you have the BPO complete and you know it has come in at a good number. or if the short sale has been approved.

3. Walk through the house with your camera filming the house. This is very easy and can be done with a simple digital camera.  You don’t need any fancy or expensive video camera to do this. Most new digital camera’s have video on them.  Just make sure your memory card is big enough because videos take up more space.

This step in your marketing is a great way to promote your round robin auctions as well. If your prospects are out of town, they can bid on your houses without having to go to the auction. Its a great way to get interest to get more people to attend your auction via virtual tour or simple video email reminders.

I knew this bank was going to go down soon.  They are the only lender to require a $300 fee to consider a short sale offer.  What a stupid  procedure! The only outcome will be more bank foreclosures now. I guess they don’t care too much  anymore.

Here are the Details:

IndyMac has announced that, effective yesterday, it is closing both its wholesale and retail production channel and will no longer accept any new mortgage loan submission or rate locks. It will also reduce its workforce to around 3,200 from the current level of 7,400. The bank will also, apparently, continue its other retail banking operations.

IndyMac Bankcorp, Inc is the holding company for IndyMac Bank, the 7th largest savings and loan and the 2nd largest independent mortgage lender in the nation. It claims to have financed the construction of over 70,000 new homes over the last five years but has consistently been listed among those financial institutions in serious trouble over the mortgage crises.

The stock had reached $.71 cents Monday after trading as high as 31.32 in the last year and was delisted from NASDAQ. There were no announcementS or news items on the Yahoo IndyMac website on Monday, but the company’s own website made the following statement:

“Given the continued downward trend in home prices and a resulting increase in our forecasted credit losses and the related downward trend in the pricing of all mortgage related assets in the capital markets, especially mortgage-backed securities where we have experienced significant rating agency downgrades this quarter, we expect our loss for the second quarter to be larger than Q108, but it is difficult at this time to be more precise given the significant uncertainty surrounding accounting estimates, fair value accounting and other accounting matters.

“… We have been working closely with our federal banking regulators with respect to the actions that they and we must take to meet our mutual goal of keeping Indymac safe and sound through this crisis period. In that respect, based on information we have provided to our regulators, they have advised us that we are no longer “well capitalized”, which we stated on May 12 was a possible scenario. Our regulators have also asked us to submit to them a new business plan for their review and approval, something on which we have been working with them for some time. We have agreed on the basic elements of the plan, and the regulators have directed us to begin executing on it. An important element of our plan is to improve our capital ratios. Without an external capital raise, the traditional way to improve safety and soundness is to sell assets and shrink the balance sheet, which in normal times generally has the effect of improving capital ratios and bolstering liquidity. Yet in this environment, where either there are no bids for most of IMB’s mortgage loans and securities or the bid/ask spreads are abnormally wide, “fire-selling” assets would actually deplete capital further. As a result, the most realistic and cost-effective way to shrink both our balance sheet and our servicing rights asset (which, as discussed in previous communications, is up against the regulatory cap limit), is to curtail most new activity.

“As a result of the above, we have made the difficult decision, effective July 7, 2008, that we will no longer accept any new loan submissions or rate locks in our retail and wholesale forward mortgage lending channels, except for our servicing retention channel. We plan to honor all of our existing rate-locked loans and will continue to fund these loans in the coming weeks. While the managers and employees in these units have worked incredibly hard, these units are not currently profitable due to the continuing erosion of the housing and mortgage markets. At the same time, these operations take up significant balance sheet capacity and “feed” growth in the servicing asset, an asset we need to shrink given its size relative to our existing capital.”

Unfortunately, the above actions will necessitate the reduction in our present workforce from approximately 7,200 to roughly 3,400 or so over the next couple of months, which should reduce our operating expenses by roughly 60%. We will retain about 1,100 employees in loan servicing in Kalamazoo and Austin; 350 in our servicing retention group in Irvine and Kansas City; 800 at Financial Freedom, primarily in Irvine, Sacramento, and Atlanta; 400 in our Southern California retail and web bank; 500 in portfolio management and administration, largely in Pasadena; and 250 in discontinued businesses. In building Indymac up from 4 employees in 1993 to its present size, we have had to retrench and then rebuild several times over the past 15 years, but clearly these are the largest and most difficult staff reductions we have ever had to make. If we had another alternative, we clearly would have chosen it, as we understand how painful these workforce reductions can be for the affected employees and their families. Given Indymac’s current financial position and these significant layoffs, I strongly believe it is appropriate that I further materially reduce my own compensation.
