I’ve been running classified ads since I was 12. My Sister, Christa, always reminds me that I would upgrade my toys. What she means is this. I would get toys for Christmas or something and after I was done with the toy, instead of leaving it alone for my parents to throw it away or hand it down to one of my younger cousins, I would run a classified ad in the WantAdvertiser, the local classified ad weekly newspaper where I lived in Boston.
I would find a buyer for my toy and I would take the money I got from the old toy and put it towards a newer “upgraded” toy. I would take that money and combine it with the money I was making with my paper route, car detailing business or snowblowing business and get myself something that I wanted.
I just find it interesting how my sister keeps reminding me of this. This stood out to her as one of the skills that I developed early on.
Now, I use that same strategy at a whole new level for selling houses with classified ads on the Internet. We didn’t have Internet back them like we have it now. We are very fortunate for all of the marketing outlets the Internet provides us now for selling houses.
In fact, I am in the middle of creating a Luxury Home Website to sell Luxury Home Short Sales to Affluent Foreign Investors. Foreign investors are buying everything they can in the
Foreign Investors use the exchange rate to their advantage to buy property over here at 50%. And that’s for a retail priced property. If they buy property like we buy property, Wholesale, they can get it at 25% of the value because of the exchange rate. That’s Awesome and is a market you should be targeting.
Post your houses for sale on these free classified ad websites
The title of the ad is your headline so make it something that will attract attention to your ad. The purpose of the title is to get the reader to open your ad to see the details. This is your USP –unique selling proposition.
Your usp can be based on
Price – wholesale priced, attractive to all buyers
Or
Terms – easy buying terms such as lease option or owner finance, attractive to buyers
with less than perfect credit
Here are a couple sample titles you could run for a wholesale house for sale
Foreclosure, I Need to Sell ASAP
Below Market Value
54% Below Market Value
Cheap Fixer Upper
Come Steal Me
Here is a headline you can run in the
Capitalize on the Exchange Rate. Buy
The purpose of your ad is to get people call you for your houses for sale AND to go to your selling website to sign up for your buyers list by filling out a form on your website. Make sure you include a CTA (call to action) in your ad to build your buyers list.
That would look something like this:

Great article, good information and I have been in the process of planning to get into the Luxury Home Short Sale business, but I didn’t think of
how or to whom to market them to. Now thanks to you I have the answer sell them to Affluent Foreign Investors. How does this all work from the USA standpoint?
I’ve often wondered what will happen years from now to our ecomony if Foreign Investor purchase to many of our properties at 25% of the value using their exchange rate. Have will this effect our dollar in the coming years?.
