I live in Maryland which has just passed a very strict foreclosure law which makes it hard to do short sales here. If the owner is still in the house and they are in default, the law makes it illegal for the investor to speak to the homeowner. How can I do this business in MD?

How would someone get a propective client to sign over a first trust deed in order to secure a “short sale”…? More importantly which investors are agreeing to taking a “short sale?”

I am a lender and had a client make an offer to indymac for one of their short sale clients. It took 8 months for the bank to agree, just to have the appraisal come in $100K too low.
